DMAAR primary service area: Dallas, Polk, Warren, Jasper, Marion, Madison and Guthrie counties; not City of Des Moines-only. Residential Des Moines-area market report. The original table distinguishes August 2026 from August 2025; the narrative contains an inconsistent comparator year. Only table-defined current-month levels are reproduced. Dated regional context, not city-only, current inventory, a valuation or mortgage terms. Original market source ↗
Use the seven-county report as regional context
DMAAR’s August table records a $319,725 median, 1,263 closed transactions and 4,702 active listings across its stated primary service area of seven counties. Those figures cannot describe one Des Moines neighbourhood or the property you are considering. The accompanying release is dated September 11; the directory’s latest link is not itself evidence of September observations. The report narrative repeats an inconsistent year in one inventory comparison, so this edition uses the explicitly labelled table levels rather than repairing that comparison by guesswork. Put this into my plan ↗Confirm the city and county behind the address
Start with the actual parcel’s city, county and taxing jurisdictions before selecting an assistance or tax resource. The Des Moines metro report covers several counties; the City of Des Moines and Des Moines County are different places. A postal address, online search label or regional statistic is not enough to choose an assessor or programme. Keep the correct identity with the saved plan and written offers, and ask the closing professional to verify the applicable local obligations before you commit to the transaction.
Put this into my plan ↗Distinguish assessed value from taxable value
Polk County’s published tax explanations distinguish the assessment from taxable value after the applicable statewide rollback. The Auditor applies the relevant valuations and levies; the Treasurer collects the resulting tax. Obtain the actual parcel and tax-year figures rather than turning a list price or a remembered city levy into a bill. Enter a supported recurring total in the payment workspace and keep any credits, exemptions and settlement adjustments traceable to their own documents. The calculator does not issue an assessment or apply a rollback automatically. Polk County valuation and tax-rate responsibilities ↗
Put this into my plan ↗Check the announced November assistance transition
Iowa’s official assistance page announces changes effective November 2, 2026, including a new second-mortgage option and updated limits. That date is after this October 25 review. Ask the participating lender which rules apply to the actual reservation and closing; do not treat the future announcement as already effective or rely indefinitely on the older body text. Save the confirmed terms beside the scenario and recheck the programme before committing cash. A webpage review date and a product’s effective date answer different questions. Put this into my plan ↗Choose the actual assistance structure before reducing cash
The Iowa resource distinguishes a grant from a second loan and says its FirstHome assistance choices cannot be combined with the separate Homes for Iowans assistance choices. Request the actual programme and documented allocation before entering assistance in the closing plan. Keep an ordinary purchase comparison available as well. The calculation can show how less cash is needed at closing, but that is not proof of lower total debt or approval. An enquiry to MITEY does not reserve either programme or establish eligibility. Put this into my plan ↗Leave a deferred second balance in the exit plan
If the offered assistance has no current monthly payment, obtain its repayment, sale, refinance and subordination conditions anyway. Keep that balance separate from the first mortgage’s amortization schedule. A deferred obligation can affect what is available from a later sale or the feasibility of changing lenders. Before relying on refinancing as the next step, ask the actual programme and lender how the subordinate loan would be handled. The standard mortgage workspace does not extinguish assistance debt when the first mortgage balance falls.
Put this into my plan ↗Verify the neighbourhood lending boundary
NFC’s Polk County page describes designated lending areas, including selected neighbourhoods in Des Moines, Urbandale and West Des Moines, and provides a home-locator tool. Confirm the particular property instead of assuming the whole metro qualifies. Obtain the actual purchase, repair and assistance proposal through NFC’s own process; the page makes clear that options depend on review. A nearby funded project or an old listing is not a commitment to your purchase. MITEY’s reference establishes no referral partnership or reserved allocation. Put this into my plan ↗Bring contractor bids into the financing timeline
NFC describes property and project review and requests contractor bids where applicable. For a proposed Des Moines purchase with work needed, separate repairs required before funding from later improvements and obtain a practical schedule. Ask who approves the scope, who receives disbursements and what evidence releases each draw. Keep a delay case and a reserve rather than allocating all available savings to the down payment. The construction workspace can model entered cash needs; it does not establish that a lender will finance the work. NFC project and documentation process ↗
Put this into my plan ↗Keep the recurring bill and closing adjustment apart
Use the correct county’s actual tax statement and a closing professional’s explanation of proration and escrow. An amount collected at settlement does not necessarily equal a full year’s future cost, and an existing escrow balance is not automatically cash available to the buyer. Put the supported annual recurring amount into the payment tool, with taxes paid or credited at closing handled in the cash plan. Ask the Treasurer or assessor about unresolved bill details instead of using this site as the authority for a deadline or credit. Polk County property-tax questions ↗
Put this into my plan ↗Compare points with a shorter Des Moines ownership chapter
Request written offers with matching balances, amortization, occupancy and lock assumptions. Compare lender fees and points over the period you expect to keep the loan, then test an earlier move. Keep assistance repayment, repair spending and possible selling costs outside the quote result unless modeled separately. A lower monthly payment can require more closing cash, so retain both outcomes in the decision. Use the Loan Estimate to document the entered figures rather than substituting a national benchmark for a proposal. CFPB guide to the Loan Estimate ↗
Put this into my plan ↗Give a rental proposal its own cash-flow test
For a home intended partly or entirely as a rental, obtain the actual permitted use, lender occupancy requirements, supported rent and appropriate insurance independently. Separate operating expenses from household costs and test vacancy, repairs and management before counting net income. A regional median sale price cannot establish an achievable rent or a lender’s treatment of it. Keep the household’s ability to fund the obligation visible when no rent arrives. The planner evaluates your assumptions and does not approve a tenancy, property or investment loan.
Put this into my plan ↗Make the Des Moines request about the next decision
Tell MITEY whether you are buying, renovating, refinancing or comparing a rental, and which timing or cost question matters most. The city and broad goal are enough to start; leave account numbers, identity documents and street addresses out of the initial enquiry. You separately choose whether to share calculator inputs. The public relationship stays with MITEY, with any provider introduction subject to actual availability and permission. The objective is a useful comparison of suitable options, without promising a grant, approval or best rate.
